The year ending 2005 versus 2004 Wasaga Beach unit sales fell slightly (-4.8%) more than the Total Georgian Triangle Board Area average (-2.4%) Unit listings were up quite significantly (+12%) making for a more competitive marketplace during 2005. This market softening is highlited in the drop in the sales to listings ratio from 56% to 47% year to year, and the average selling price change from +15.4% in '04 to +5.2% in '05, still a nice return on yourl realestate investment. Indications point to a fairly balanced year coming up with good buyer demand and requiring sharp sellers pricing in a more competitive market.Sales to listings ratios will have to be watched closley from month to month.
